Trend Nova World is seeking a driven and strategic Manager – Property Transactions & Joint Ventures to execute high-value property deals and operationalize revenue-sharing joint ventures (JVs) with vetted agencies in priority global markets. This commission-based role offers a unique opportunity to manage end-to-end property transactions for foreign investors, corporate clients, and relocating professionals, contributing to Trend Nova World’s multi-disciplinary ecosystem across 193 markets.
Job Summary
The Manager – Property Transactions & Joint Ventures will own the execution of property transactions (buy/sell/rent) for foreign investors, corporate clients, and relocating professionals while sourcing and operationalizing high-margin joint ventures with vetted agencies. This role involves managing due diligence, pricing, negotiations, and cross-border legal processes, ensuring seamless multi-country execution. The candidate will report to the Head of、と Real Estate & Relocation Services and collaborate across sectors to align property transactions and JVs with Trend Nova World’s global objectives.
Key Responsibilities
Lead & Scale
- Manage end-to-end property deals, including due diligence, pricing strategy, listing/shortlisting, negotiation, and closure across global markets.
- Identify, evaluate, and onboard JV partners, drafting and tracking KPIs to maintain ≥25% gross margins.
Secure & Monetize
- Secure high-value property transactions for foreign investors, multinational corporations, and relocating professionals, targeting high-growth markets (e.g., Middle East, Asia, Europe).
- Coordinate cross-border legal, tax, escrow, and title processes with partners and counsel to ensure compliance and efficiency.
- Standardize deal playbooks and checklists to streamline multi-country execution and drive revenue.
Innovate & Transform
- Collaborate with the Head of Real Estate & Relocation Services to align transaction and JV strategies with global expansion goals.
- Report monthly pipeline, conversion, margin, and JV performance metrics to ensure transparency and continuous improvement.
- Undertake additional duties as assigned by the Head of Real Estate & Relocation Services to support global growth.
Qualifications
- Experience: 7–10 years in international real estate transactions, corporate brokerage, or joint venture management, with proven success in closing deals and partnerships.
- Skills: Strong negotiation, financial modeling, and cross-border documentation skills; expertise in due diligence and deal structuring; excellent communication and coordination abilities.
- Education: Bachelor’s or Master’s degree in Real Estate, Finance, Business Administration, or related field; CCIM or CPM certifications desirable.
- Attributes: Strategic, detail-oriented, and adaptable with a global mindset to navigate complex international markets.
Compensation Structure
- Compensation Model: This is a commission-only position, with the Manager receiving an agreed percentage of closed transactions and JV revenues; commission+bonus structure possible depending on project scope.
- Performance Incentives: Bonuses may be awarded upon meeting Key Performance Indicators (KPIs), such as deal velocity, gross margins, client satisfaction, and JV activation.
Work Environment
- Location: Flexible, with a preference for candidates able to travel to key global markets.
- Travel: Frequent client site visits, partner meetings, and cross-time-zone coordination.
- Work Style: Hybrid, fostering a flexible and collaborative culture with high documentation rigor.
